An excellent time to refinance is immediately before your option ARM mortgage is about to recast. Normally this will occur when you have deferred 10% or more of your loan balance by selecting your minimum payment option. You can tell if your loan is going to recast by reviewing your monrhtly mortgage statement to see how much higher the balance of the mortgage is today than when you intitially took it out.
