One of the critical steps to making your mortgage process the fastest
it can be is having all of your documentation! To insure a fast
mortgage transaction, it is very critical that you have all of your
financial documents compiled prior to you initial mortgage application.
Following is a list of all the documents you will need for your home
mortgage application. I recomend that you print this page and use it as
a guide. If you have any questions please feel free to call anytime!
EMPLOYMENT
DOCUMENTATION
Most recent two years complete tax returns with all schedules. Most
recent two years W-2's, 1099's, etc.
Most recent pay stubs covering one month period.
If Applicable: Self-Employed will need Two years Tax Returns and YTD
Profit & Loss Statement.
SAVINGS
INFORMATION
Most recent three months complete bank statements for both checking and
savings accounts.
Most recent statement from retirement, 401k, mutual funds, money
market, stocks, etc.
CREDIT
INFORMATION
Most recent statements from your credit cards and other monthly
revolving charges, indicating minimum payments and account numbers.
Copy of complete Bankruptcy and Discharge Papers.
You may be required to provide the origin of your downpayment. If money
for downpayment is a gift from a relative, bring to the interview a
copy of gift letter and copy of gift check. The gift letter states that
the money will not have to be repaid.
RENTAL
INFORMATION
Name, Address, and Phone number of your landlord, or 12 months
cancelled rent checks.
PERSONAL
INFORMATION
Copy of Drivers License.
Copy of Social Security Card.
Copy of complete Divorce, Palimony, Alimony Papers.
Copy of Green Card or Work visa.
REFINANCE
DOCUMENTS
All of the above that apply as well as documents listed below.
Copy of Note & Deed from current loan.
Copy of Property Tax Bill.
Copy of Hazard (homeowners) Insurance Policy.
Copy of Payment Coupon for current Mortgage.
If you collect rent from the property bring the Rental Agreements.
Having these items readily availible when applying for a mortgage will
help speed up the mortgage process. Keep in mind that different lending
institutions may have slightly different information requirements,
