Discharge of Lien
The removal of a lien on real property after the claim has been satisfied.
Notification to a borrower of a lender's release of a lien on property securing performance of a loan after payment of the debt, for example, a Satisfaction of Mortgage document. The discharge is also noted in public land records.
If you have ever had a lien satisfied, you should save the paperwork as often credit bureaus are slow to update liens reported on credit. A copy of your paid receipt will save any delays in closing.
Title will usually check for any liens prior to closing on the home. If there is any liens some liens can be discharged.
Sometimes liens are erroneously put on title when the homeowner has a similiar name of the debtor. It is important that when refinacing your home, to make sure your title is cleared of any and all defects.
A Discharge of Lien may also be defined as an order terminating a lien on property.
In California, the process of removing a lien which is encumbering real property is known as reconveyance.
