Closing costs breakdown
You may be surprised to learn that there are a number of non-variable, regulated charges that are associated with every home purchase. In addition to what your mortgage lender charges to process the loan, there are other standard charges that will be included in your closing costs. Examples include transfer tax and title insurance.
Your mortgage broker or bank should supply you with a Good Faith Estimate within 3 days of your mortgage application. When you go to the closing table you will want to compare the numbers between the original good faith estimate and the closing figures. They may vary slightly but there should be no extra fee's included in at the last minute. If there is you do not have not sign the closing documents.
There are two categories of closing costs, "non-recurring closing costs" and "pre-paid items." Non-recurring closing costs are any items which are paid just once such as origination fees, discount points, attorney’s fees, credit report, title insurance and survey.
Keep your first Good Faith Estimate (GFE) and compare it to your HUD-1 which is a detailed GFE at the time of closing. If any of the numbers are different that speak to your mortgage broker or bank immediatly for an explanation. IF you would like a sample GFE please call [call] and request for one.
